Hill Group is pleased to share our initial vision for a new sustainable, community-led development at the Land at Cambridge Road, Hardwick
Our ambition is to design a development of up to 400 new homes alongside new retail, employment and community facilities, extensive areas of new public open space, and significant improvements to Cambridge Road, to promote for inclusion in the emerging Greater Cambridge Local Plan.
We are keen to engage with the local community and want to use this opportunity to work collaboratively with residents and businesses in Hardwick to design and deliver a scheme that responds to the needs of everyone in the village.

A Community Led Project
The site at Cambridge Road is being promoted as part of the emerging Greater Cambridge Local Plan and does not yet have planning. We are at the beginning of the process and are keen to involve residents and businesses in Hardwick to help shape our proposals.
Community engagement is at the heart of Hill’s ethos and the team is committed to working closely with the local community to understand how the development can enrich and complement the existing offerings in the village and identify areas for enhancement through the development.
The project is being led by a local developer and landowner partnership, both sharing a strong commitment to creating a place that leaves a positive legacy for future generations.
An Inclusive Development
The development at Cambridge Road will aim to create an inclusive place which meets the needs of the local community and enlivens and enriches the existing village.
This inclusive new neighbourhood will provide up to 400 beautiful new homes, in a range of different tenures and sizes, including a large percentage of affordable homes. The new homes will be built to a high quality, with a focus on high performance, low energy design.

A New Heart for Hardwick
Central to the vision for development at Cambridge Road is providing a reshaped and extended community heart which delivers new community facilities as well as employment and commercial space.
This new village centre will be suited to the community and provide a range of social and recreational facilities that can be enjoyed by the whole community.
These could include new community space, new retail and café space, a co-working hub, day care facilities, and new health care facilities, as well as bike and car sharing schemes.
A Sustainable, Well-Connected Neighbourhood
Our vision is to provide a beautiful, integrated and well-connected neighbourhood that is in harmony with its natural setting.
The development will be future proofed with low carbon and climate resilient architecture and focus on providing usable space which responds to existing and future needs for the whole community and have a focus on.
Alongside this, we will look to utilise the site’s great location to maximise the provision of open space which is easily walkable for the whole community and closely associated with the improved and expanded village centre. New multi-functional areas of open space will provide opportunities for sport, growing foodstuffs and caring for the natural environment.
Transforming Cambridge Road
A major benefit of the site’s location is the opportunity to draw cars away from Cambridge Road and resolve the traffic issues currently experienced in this part of the village.
Transforming Cambridge Road would aim to reduce vehicle speeds and on street parking, particularly at school drop off, and create a street more suited to a village location.
Opportunities include a new gateway and road diverting traffic away from Cambridge Road to the village centre, a new controlled parking zone for Cambridge Road, improvements to the public realm along the road and new dedicated car and cycle parking within the expanded village centre.
Community engagement event
This will be an opportunity to discuss the proposals for the site with the project team and provide your feedback and suggestions. There will also be complimentary food and drink and lots of fun activities for children to enjoy.
